The 30-Minute Photo-Day Checklist

Photography day is here and I'm on my way. You've got thirty minutes. Do these things and your photos will be twice as good — I promise.

1. All lights on, all blinds open (5 min)

Every lamp, every overhead, every closet light. Open every blind and curtain all the way. Bright sells.

2. Kitchen counters: almost bare (5 min)

Everything off except one nice thing — a fruit bowl, a cookbook stand. Dish rack goes under the sink. Coffee maker goes in a cabinet for the hour.

3. Bathrooms: hotel mode (5 min)

Toiletries into drawers. Fresh hand towel out. Toilet lids down. Shower curtain closed or glass door wiped.

4. Beds made tight (5 min)

Pull the comforter smooth, fluff every pillow, tuck the corners. The primary bedroom is the second most-viewed photo — treat it that way.

5. Floors and surfaces sweep (5 min)

Quick pass: shoes into closets, pet bowls and toys stashed, remotes in a drawer, throw blankets folded. If it has a cord, hide it.

6. Outside last look (5 min)

Cars out of the driveway. Trash bins in the garage. Porch swept. If the lawn needs a mow, it needed it yesterday — do a quick edge if you can.

That's it. Thirty minutes, and when I walk in with the camera, your house is ready to sell itself.
