KC Metro Snapshot: What I'm Seeing Out There

I'm in a different Kansas City-area home almost every day — KCK, Overland Park, Independence, Liberty, the Northland, all of it. Here's what the market looks like from the driveway, October 2026.

Presentation is the differentiator right now

Inventory is moving, but the spread between homes that show well and homes that don't has never been wider. The listings with professional photos, clean exteriors, and a mowed lawn are getting the showings. The ones shot on a phone in bad light are sitting. In this market, photography isn't a luxury — it's the difference between pending and price reduction.

What buyers are noticing

I'm hearing it from agents at every shoot: buyers are pickier than they were two years ago. Updated kitchens and primary suites still win. But the thing that surprises people is how much the outside matters — curb appeal in the thumbnail decides whether they click at all.

New construction vs. existing

Out in the southern suburbs the new builds keep coming, and they're competing hard on presentation — model-home staging, twilight shots, the works. If you're listing an existing home nearby, your photos have to match that energy or buyers scroll right past.

My advice to listing agents this fall

Book the shoot before the listing goes live, not after. Get the exterior done while the landscaping still looks good. And tell your sellers to do the prep work — the thirty minutes they spend before I arrive is worth more than any editing I can do afterward.

I'll keep these snapshots coming as I make my rounds. If you want eyes on a specific neighborhood, let me know — chances are I'll be shooting there this week.
