Getting Your Home Photo Ready: What Actually Matters

I photograph homes for a living — hundreds of them a year all over the KC metro. And I can tell you this: the difference between photos that sell a house and photos that just document one almost always comes down to what the seller did before I walked in.

You don't need a stager. You don't need new furniture. You need about two hours and the willingness to see your house the way a stranger would.

Start with less, not more

The camera loves empty space. Countertops should be clear — I'm talking nothing on them except maybe one nice thing. Bathroom counters: clear them completely. Pull the trash cans out of frame. Take the magnets off the fridge. Every small item you remove makes the room look bigger.

Light is everything

Open every blind and curtain. Turn on every light, including the lamps you never use. A bright house photographs like a happy house. If a bulb is burned out, replace it — a dark corner in one photo will bother buyers more than you think.

The rooms that matter most

Outside counts too

Mow the lawn. Move the cars out of the driveway. Put the trash bins in the garage. If you have a patio set, wipe it down and arrange it like someone's about to sit there. The front of the house is the first photo buyers see — make it count.

What you can skip

Don't repaint for photos. Don't buy new decor. Don't stress about the garage or the closets — buyers know people live here. Focus on clean, bright, and uncluttered, and the camera will do the rest.

Do this and your listing photos won't just show your house — they'll sell it.
